Is Your Florida HOA Prepared?

Are you interested in learning about Florida’s New Condo Safety Law, also known as SB4D? If so, then you won’t want to miss Resort Trades’ upcoming webinar on April 11, 2023, at 1:00 p.m. ET with special guest Scott MacGregor, EVP and Chief Operating Officer of Lemonjuice Solutions. To register, visit ResortTrades.com/LearningCenter.

After the collapse of the Champlain Towers South in Surfside, Florida lawmakers introduced much more stringent statutory standards and timelines that affect condominiums, including timeshare properties. According to an article appearing in the April 2023 edition of Resort Trades, there will be substantial changes to how HOAs must handle reserves, as well as safety inspections. While the requirements HOAs might face might seem inchoate to many of us, Scott MacGregor, Lemonjuice Solutions’ Chief Operating Officer, will bring us up-to-date in a live online, interactive session.

Scott advises HOA Boards and stakeholders on how this new law impacts Florida’s Timeshare Resorts and Condominium Associations. Join us to gain insights and perspectives on how to navigate through requirements of SB4D and the effect it will have on the already sky-rocketing insurance premiums. Whether you’re a Board Member or Resort Manager this webinar is a must-attend event for anyone interested in the intersection of the new Florida Condo Safety law, with your resort’s operations and its sustainability.

Scott anticipates answering questions such as:

  • How did this new law come about and when was it enacted?
  • Where do I go to learn more? (Lemonjuice is hosting an after-hours round table event in Daytona on May 11. Watch Resorttrades.com for details.)
  • What are the basic milestones?
  • Expand for us what you mean by saying that associations may no longer waive reserve requirements after December 31, 2024?
  • What will be involved in the 10-year Structure Integrity Reserve Inspections (SIRS)?
  • What happens to Boards which fail to comply with the new law?
  • I heard that the structural inspection reports have to be made available to all owners and posted in conspicuous places for renters and guests to review.  Is this correct?
  • What should we do if a resort has underfunded its reserves?
  • Is it possible that a resort can lose its certificate of occupancy if it fails an inspection, and if it does, how can a resort get it back?
  • Can an engineering firm from another state do the structural inspections?

While scheduled for one hour, the session may run over due to its interactive nature. Again, the live session is scheduled to be held on Tuesday, April 11, 2023, beginning at 1:00 p.m. ET. A replay will be made available to registrants later in the week. Register online HERE.
