Hotelier Expands Portfolio with A Historic Acquisition: The Dunes On The Waterfront
Tim Harrington, hotelier, real estate developer, entrepreneur and owner of several award-winning properties, has acquired The Dunes on the Waterfront, adding to his number of boutique properties in Maine. Harrington purchased the property with his Batson River Partner Kevin Lord. Set to open for the summer 2024 season, The Dunes overlooks Ogunquit Beach and is situated among sandy dunes, providing inspiration for its namesake along with an ideal setting for a seaside getaway.
Originally purchased in 1935 as farmland, The Dunes property is one of Maine’s original cottage colonies, and has welcomed guests for more than 85 years under the thoughtful leadership of the Perkins family. Prior to its acquisition, the property was most recently managed by Aaron and Cindy Perkins, the third generation to operate the resort.

Located a short walk from the charming seaside town of Ogunquit, The Dunes is set upon 12 acres of picturesque oceanfront lawns just 300 feet from Ogunquit Beach, separated by dunes and a tidal river. The property design remains the way it was intended by the Perkins in the 1930s, with a variety of cozy vintage whitewashed cottages spaced comfortably apart for privacy and relaxation. Other property highlights include a heated onsite pool with views of the Atlantic Ocean, a dock for fishing or launching kayaks and paddleboards, as well as row boats for guests to use to cross the tidal river to the beach at high tide.
In addition to The Dunes, Harrington purchased The Claremont Hotel in 2020, Salt Cottages in 2021 and the Asticou Inn earlier this year. Further, Harrington is the owner of Hotel Management company, Atlantic Hospitality which includes Sandy Pines Resort Campground, The Lincoln Hotel and The Wanderer Cottages, as well as Real Estate Development Company Atlantic Holdings which includes The Lincoln Mill Lofts, SHMC Health Center, Quest Fitness and Five Points Shopping Center. Harrington is also co-owner of Batson River Brewing and Distilling.
An entrepreneur at heart, Maine-based Harrington launched his first commercial-leasing project and became partner in a Boston real estate company before the age of 20, and was also an original founder of the Kennebunkport Resort Collection where he today remains a partner. As can be seen throughout his career, Harrington is passionate about helping New England properties reach their full potential.
