Management Companies: You’ve Come a Long Way, Baby!

Beginning in 2027, Resort Trades will launch a multi-month series taking a closer look at the various resort management companies serving the vacation ownership industry. We’ll explore their histories, areas of expertise, management philosophies, and the ways they are responding to the changing needs of today’s resorts.

After all, management has come a long way!. And as the industry continues to evolve, understanding who is doing what—and how they are doing it—may be more important than ever.

As resort management becomes more complex, the right management partner can make a difference in the experience of everyone connected to a resort.

The role of a timeshare resort management company has changed considerably since Resort Trades was founded almost 40 years ago.

What was once largely focused on the day-to-day operation of a resort has evolved into a far more complex responsibility. Today’s management companies may be called upon to help associations navigate financial challenges, improve operations, enhance owner and guest satisfaction, manage technology, oversee rentals and sales, mitigate risk, and—perhaps most importantly—help boards make decisions that will protect the long-term health of their resorts.

At the same time, the industry has seen consolidation and specialization. There are now only a handful of multi-site management companies specializing specifically in timeshare or vacation ownership resort management.

That makes the relationship between an association and its management company more important than ever.

The “Best Place to Work” Connection

This November, Resort Trades is celebrating the theme “Best Place to Work.” While that phrase may initially bring to mind employee benefits, office environments, flexible schedules, or workplace culture, the concept reaches much further in the resort business.

Management can make all the difference.

A well-managed resort provides an environment in which on-site employees have the resources and support they need to do their jobs. It can give boards access to experienced professionals and specialized resources. And ultimately, it can help create the kind of resort experience owners and guests expect.

In other words, the “place” where people work isn’t necessarily limited to an office or resort property. It is also shaped by the systems, leadership, resources, and people supporting that property.

With that in mind, Resort Trades is pleased to present a look at the companies currently serving the industry with management and operational expertise.

Capital Vacations

Capital Vacations describes itself as the largest independent timeshare resort management company in North America, with more than 200 managed resorts and more than 80 vacation club destinations across the United States, Caribbean, and Mexico.

Its services include full-service hospitality management, along with its Capital Advantage program, which is designed to promote and support associations’ long-term financial stability.

The company’s stated focus is delivering memorable vacation experiences to owners and guests.

GetAways Resort Management

GetAways Resort Management brings more than 25 years of resort management experience to its clients. The company reports nearly 50,000 owners and members under management in four countries.

Its message is centered on providing strategies and solutions for resorts rather than simply making promises—a distinction that is particularly relevant for boards looking for practical management expertise.

Grand Pacific Resort Management

Grand Pacific Resorts creates experiences for approximately 80,000 owner families and tens of thousands of guests each year.

With more than 20 managed properties, its portfolio stretches from Kauai to Park City and includes numerous vacation destinations throughout California. Grand Pacific emphasizes customizing its services to preserve the individual experience associated with each location.

The company points to more than three decades of experience and a focus on hospitality as important parts of its approach.

Lemonjuice Capital Solutions

Lemonjuice Capital Solutions takes a somewhat different approach, emphasizing owner-centric solutions tailored to the needs of individual resorts.

The company specializes in professional, full-service resort and rental management and describes its approach as solutions-focused. Its services include strategic planning, with leadership and management personnel experienced in the timeshare industry.

Lemonjuice also emphasizes innovation and says it may invest capital in an association when doing so can help achieve better outcomes. Its stated philosophy is to put owners first while recognizing that the management company ultimately serves at the pleasure of the resort’s board.

Resort Management & Consulting Group

Resort Management & Consulting Group is a privately owned and operated management company offering customized resort management services.

Its approach emphasizes matching services to the needs of each client and property. The company cites a client-oriented mentality, timeshare-specific experienced staff, and resources designed to improve operations, strengthen financial health, and increase owner and guest satisfaction.

The company currently serves multiple resorts in popular East Coast vacation destinations.

Vacatia

Vacatia provides hospitality-first management and operations for legacy resorts, timeshare properties, whole-ownership communities, and mixed-use developments.

Its team brings experience in resort operations, technology, accounting, rentals, sales, real estate advisory, and risk mitigation. The company says its role includes supporting on-site teams while strengthening owner and guest service.

Vacatia‘s consultative approach is designed to help boards address operational challenges, protect owner value, improve financial performance, and preserve the individual character of resort communities through customized, practical solutions.

More Than Managing a Property

Taken together, these companies illustrate how broad the definition of resort management has become.

Management isn’t simply about keeping the lights on, maintaining the property, or making sure guests have clean accommodations. Today’s management companies may be asked to help boards understand complicated financial and operational issues, bring specialized expertise to the table, and find solutions that fit a particular resort’s circumstances.

And that brings us back to the idea of the Best Place to Work.

For the people working at a resort every day, management can determine whether they have the resources, guidance, and support needed to serve owners and guests well. For volunteer board members, an experienced management partner can provide knowledge and perspective that may not otherwise be available. And for owners and guests, the results can be reflected in everything from the condition of the property to the quality of service and the financial health of the association.

The right management relationship doesn’t eliminate challenges. Resorts are complicated businesses, and every property has its own history, financial realities, ownership structure, and personality.

But good management can help a resort meet those challenges with better information, better resources, and a clearer path forward.

A Closer Look Ahead

This article offers a snapshot of the management companies represented in our November issue, but it is only a starting point.
